229 Persse Road, Runcorn. A flood-constrained one-hectare site that we transformed into a 24-townhouse Development Approval — and, on completion of the DA, successfully sold to a builder to take through construction. A clean SA Projects exit.
A challenging site, unlocked and handed on.
The Overflow Estate site at 229 Persse Road carried significant flooding constraints. Sourabh Aggarwal and the SAI Holdings team worked closely with Geoff Gibbons of Urban Strategies, Tanya Mathers and a broader consultant team to secure Development Approval for 24 townhouses. With the DA in hand, the site was sold to a builder to carry it through construction — exactly the kind of planning-led value creation SA Projects is built for.

The package that transferred.
The Overflow Estate masterplan clusters 24 townhouses across the 9,894 m² site, with dedicated communal open space, visitor parking, bicycle storage and extensive rehabilitation planting along the waterway corridor — the design package that transferred with the sale to the incoming builder.
